All Marbella residences are priced under $1 million. For buyers in that range, the rebate is calculated as a percentage of the purchase price – so a residence priced in the mid-$400s and one priced in the mid-$500s will produce meaningfully different figures. The rebate is not a flat amount.

Owner-Occupiers
For eligible buyers purchasing a Marbella residence as their primary residence, the full HST rebate is credited at closing. The price you see is the price you pay – no HST is added on top, and there is nothing to fund upfront and claim back later. Your lawyer confirms eligibility as part of closing, and the credit appears directly on your statement of adjustments.
Investors
The rebate program is built around buyers purchasing a primary residence. If you are buying as an investor or will not occupy the residence, HST is payable on closing. Whether relief may be available to you afterward depends on your circumstances and the program’s terms – confirm the details with your lawyer and tax advisor before firming up.
