What the rebate could mean for your purchase

All Marbella residences are priced under $1 million. For buyers in that range, the rebate is calculated as a percentage of the purchase price – so a residence priced in the mid-$400s and one priced in the mid-$500s will produce meaningfully different figures. The rebate is not a flat amount.

How It Works

Owner-Occupiers

Rebate applied at closing

The rebate is typically assigned to the builder at closing. This means the rebate value is reflected in the effective purchase price – you don't pay full HST upfront and claim it back later. Your lawyer will confirm the exact mechanics for your purchase.

Investors

Pay HST, then apply

Investors are not eligible for builder assignment. You pay full HST at closing and apply for the rebate directly after closing, subject to meeting the program's eligibility criteria. Confirm the process with your lawyer before firming up.

Important: Eligibility is tied to the date of the signed agreement of purchase and sale – not the closing date. Agreements signed on or before March 31, 2027 are within the current program window.
